McMinn is the corridor's countryside: pasture, poultry, and small manufacturing spread around Athens, with Tennessee Wesleyan's campus giving the seat a college-town corner. I-75 puts both metros about an hour away in opposite directions.
Water here means the Hiwassee: river frontage and launch points along the county's northwest line, with the big lakes a county away in either direction. Buyers come for acreage and price-per-acre, not dock frontage.
